Review -- Chaiyapruek Watcharaphon of LH



Chaiyapruek Watcharaphon



Chaiyapruek Watchraphon is Land & Houses project. The project is located on Sukhapiban 5 or Watcharaphon area. The area has fast residential development and also the supermarket for home buyers. This is newest village from Land & Houses which has many complted projects such as Nantawan, Mantana or Chaiyapruek. It is located at soi Sukhapiban 55 close to Or Ngeon market.





From the above paragraph, we can imply that the zone is developed which has full facility such as express way, Carrefour supermarket, wet market, hospital and district office.



Chaiyapruek Watcharaphon is newly launced in March. It's a presales period. It has total 360 units in this village. The village has 3 house styles. It's a precast project.



Prueknatcha Type



The smallest style has 131 sqm utilized area which is suitable for starting family. The price sets approx 4 million Baht.

Review -- Mantana On-nut Ring Road from Land & Houses

Mantana On-nut ring road is develop by LH. This project was oberved because i want to survey the higher price level.

Mantana selling point is the tropical garden. Various type of plant easily found along the village road. The club house represented the luxurious resort. The swimming pool is surrounded by garden.
The location of Mantana is hidden in the local road, so it required for own vehicle. The project is located in the deep Soi. In this soi you can find many new housing projects.


atmosphere

The local road is linked with eastern ring road which is the most convenient way to go to your desired destination. The local road also linked with On nut andSrinakarin road. In rush hour, the congestion is expected.

The project is not newly launched so there are many neighbors live in this village. The house model that i visited is priced early 5 million Baht. The design is very good with island kitchen concept and it look spacious.


In my opinion, Chonlada is better.

Review -- Similan Reef

Similan Reef From Ananda Development


This is one of few projects that designed for senior people which Similan Reef prepared for bed room at first floor. And the house still have enough space for living. However, this house model is limited only 5 units but i think you can discuss with sales person.

The location is isolated. Similan Reef is situated on eastern ring road but a bit further of from main road. There are empty space or rice field surrounded the project. The weakness becomes the strength because you will feel like going to resort everyday. It's very peaceful. The project location is worsen than Baan Prompat.

The house is well designed with the utilized area. Similan Reef has only only 2 house models. The house is laid on small piece of land 50 square wa or 200 square meter. The club house is designed with resort style. The project has only 100 units.

In my opinion, the setting price is too high. At the luanching period was 3.49 MB but at the moment is 3.69 MB.

What I like most are home design and club house
What I don't like most are isolated location and difficult to live without car

Review - Prueklada Rangsit Klong 4

The project is situated on Lamlukka klong 4 road or Rangsit zone which are many new housing projects located.This is second project of LH in this Lamlukka area.

The smallest model: Pruek Pirun

From the observation, this project is suitable for the young family who seek the affordable price. The setting price is approxmately 2.8 - 2.9 MB for the smallest model which is appropriate for new family.

There are fully facilitated for living such as wet market, flea market, school, driving range. In addition, Tesco Lotus just opened their supermarket near by Prueklada village.

The transportation system is good. The network included Rangsit Nakornnayok, Ring road and underconstruction express way. You can either use Saimai and Watchacharaphon as shortcut.

The house itself is precasted. The remodelling is recommended to consult with the project engineer or experienced contractor.

Prueklada landshape is narrow long. The later, the deeper. Most of houses face either north or south.

There are 500 houses in the project. This is a medium sized village.

Review -- Chonlada Suwannapoom of Land & Houses

Chonlada Suwannapoom from Land & Houses


If you interested in finding new home in eastern zone, this is the most recommended village that you should visit. Chonlada Suwannapoom is developed by Land & Houses who is the top residential developer of Thailand. The project in located in Soi Ladkrabang 54 which connecting Ladkrabang and Bangna Trad road. The project is located close to airport rail link which will bring to downtown easily.


After you pass the village gate, you will see the panoramic view of unforgettable lake which cast many visitors to buy a new house with them.




Chonlada Suwannapoom is a large
village which consisted approximately 1,000 units. The project sold
50%. This is top performer of Land & Houses' project.





Most of buyers are person who work in the new airport such pilot, flight attendant or ground officer which they work in shift, so the village is very peaceful. When I visited the project, I found some expat live in here.


There are many designs. It starts with the smallest with price around 3.5 million Banht. The usage are 118 - 124 sqm. This type is suitable for a new couple.




The bigger one is 160 sqm with 4 million Baht.

The houses are laid in north-south. The material is OK. The unique selling poing is the resort ambient with panorama view.
Weekend trip starts at your home.




The project facility is excellent with large scale green area, high-end design club house, basketball court and also tennis. If you interseted to buy 3.5 million Baht house, this facility is mostly found in the high-end village. Need to see.

The trasportation is convenient. Can use motorway or Onnuch road to downtown. In the future, there will be a new road link to airport near village entrance.


What I like most are resort atmosphere, lake and green space.

What I dislike most is transportation is limited if you don't have personal vehicle.


In short, it is must see project.

The quality home from quaity developer, Q House(QH). It is located on Saimai road which the developed route in north of Bangkok. It has full facilities such wet market, supermarket as Tops and new opening Carrefour. Vararom home owner can walk and shop at Carrefour easily.

Saimai road is connecting north eastern area to the downtown which link to major arteries as Paholyothin and Vipavadee road. Moreover, you can go both airports easily by using eastern ring road for Suvarnbhumi which is widen to 8 lanes high way. If you wan to go to CBD area, we'd like to reccomend to use the express which located on Sukhapiban 5 road.


Vararom project is built which the high quality material. Some house model is used for QH's premium project as Laddarom. So many customers from Laddarom bought Vararom house that saved them around 1 Million Baht.

Vararom is appied the double security gates system which separated area between visitors and residents. The system mostly found in thailand high-end housing projects such as Land and Houses (LH), Quality House (QH) or Sansiri (SIRI).

Master layout is long deep and devided into small cluster with only 8 units. It's high privacy for your living.


High quality fitting, built in kitchen (Starmak). The unique selling point is the green living room which link between inside and outside area. This home type is completed with 3 bed rooms and 3 rest rooms.

Bangkok Review -- KC Natural Ville

KC Natural Ville Ramkamhaeng from KC

The project is located on Ramkamhaeng road and near eastern ring road.
It is a smart choice for many people because it's located in the community.
You can find something to eat any time. Moreover, there are Tops supermarket,
Golden place supermarket and also Carrefour on Sukhapiban 3 road.

KC Natural Ville has fully facilities surrounded. There are many type of house models.
Home is designed with big sliding doors to link between inside and outside.

It is not the newly launch project. The village service unit is just simple nothing special.
The village is located hidden in the Soi. You need to pass group of townhouse
before you reach KC Natural Ville entrace gate.

Due to its narrow soi and number of vehicle, in rush hours you may face with traffice jam in front of village.

House price is negotiable. It start with 3 million Baht. The best promotion is buying home bundling with a car.
It is one of value for money project.

What I like most
  • Facility& transportation

What I dislike
  • Narrow soi, one access & entrace gate need to pass town house.

Bangkok Review -- Parkway Chalet


Parkway Chalet of Tararom

Parkway Chalet from Tararom group is located on Sukhapiban 3 road. Sukhapiban 3 road is a major road with 40 m road width. It is the major road of eastern Bangkok area which connecting to Romklao, Serithai, Suwintawong, Ladprao, Eastern ring road and Rama IX road.


The facilites are surrounded. Big C supercenter is located opposite the project.
Suvarnabhumi airport is close to this village.
The famous universities including KMITL, NIDA, ABAC and Kasembundit. There are several high schools in this area including internation schools. Kasemrat hospital is also located on this road.

Village sport club is located in the entrace of village. It is a huge one. The club is integrated with fitness and spa. The home price is start with 4 million Baht. The cheapest house is located 3 kilometer off from the main road.


The home usage area is not fit my requirements. The smallest one is 120 sqm then jump to the big one with 170 sqm. Parkway Chalet does not has mid size such 140 or 150 sqm house model. The house concept is Swiss Chalet design.

There are international environment due to residents are both Thai and expat.

The sales officer has good service minded. When i came by walk last time, she also treat me well.

Bangkok Review -- Baan Prompat Rama 9 Ring Road

Baan Prompat Ring Road from Sansiri

Baan Prompat is positioned as mid end. It is ideally for first home buyer targeted by Sansiri.
Baan Prompat is located on the eastern ring road intersect with motor way ( Rama 9 road).
Motor way is the high way connecting Bagnkok to eastern region such Chonburi, Pattaya.

The project will focus on twin house both big and small type.
The big twin type is suitable for new family, 2 persons.



Bed room

This project is consisted of single detached house which is less than 10 units.
The price is 5 million Baht up.

For twin houses start at 3 million Baht up.
The hottest promotion set at 2.99 million Baht which sold out.
The project is facing north-south.

In my opinion, if you choose Baan Prompat, you should have 2 cars for your convenient living.
There are neither public transport near by nor facilities.

However, the airport rail link located not so far. The sky train expect to open in 2009.

The project facilities are cool.

What I like most are home design and location.

What I dislike most is lack of facilities or community

Bangkok Review -- KC Natural Ville Romklao

KC Natural Ville Romklao from KC

The project is located,actually the village's gate,on Romklao road. The road is one of major link to new airport. The road infrastructure can be navigated from project Baan Suan Romklao because it's located on the same road but opposite side.

The strongest point of KC Natural Ville Romklao is Pricing!!! It begins with 2 million Baht but it located in the inner phase. The project has many phases, the higher price the closer site. 

The cheapest house is 3 Km off from Romklao road. The house facing north-south.

House design with superior space. The interesting model is Primula which usage area approxinmately 160 - 170 sqm. The house is built with brick.


This project is suitable for family with car. 3 Km is good for health but not everyday. There is no motorcycle taxi drop off point.

In my opinion, this one of valued choice. KC mostly build the house with larger space comparing with the other developers. One more thing, quality always vary with price. Some noise from airplane can be heard.

Overall atmosphere is similar to living in the cool resort. It's totally fresh. No pollution in this village. The only problem maybe the noise but it can be solved by using airconditionned and interior material when you live inside your home. The project will be a big village with approx 1,000 units in the future. KC still have large land plot to develop.

What I like most are pricing and home model. Sales person is good.

What I dislike most are noise and deep entrance.

Bangkok review -- Living Nara Ramkamhaeng

Living Nara Ramkamhaeng from Living Land

The project is loacted on Ratpattana road which the secondary road connecting Romklao, Ramkamhaeng and Ring road. The road is being expanded from 2 lanes to 4 lanes.The new land valuation is announced in January of 2009. The land price increase 73.33% - 135.29% from last estimation. The project is small with 200 units.

House design is Bali look. The price is 4 million Baht. The project is almost sold out.

Project facilities included small swimming pool for kids, garden, and club house. Public transportation is available in form of van, and 2 rows car. It is perfect location for personal car which easily drive to ring road and then to express way.
What I like most are convenient location, located in community

What I dislike most is poor material.

Bangkok Review -- Casa Ville Watcharaphon from Q House

    Casa Ville Watcharaphon from Q House
    The project Casa Ville Watcharaphon is locate on Watcharaphon road. Watcharaphone area is the new housing development area. The area has fast residential development. The village has 4 house models with approximately 500 units. Price ranges 3 million to 7 million Baht. The usage area for each design is suitable for each customer requirements. The smallest is 140 sqm which I interested. The project atmosphere is good as same as the material. The house facing north-south which good for wind flow.
    After visited, i found that this village is mostly young family with small kids. If you want your kids having good community this Casa Ville is fit for you.
    Casa Ville Watcharaphon is located close to government housing project. No food shops near by.
    Transportation is designed for personal vehicle by using Watcharaphon or Saimai road. There is a new road near the project. The new road will connect Watcharaphon and Paholyothin road.
    What I like most are home design, location and atmosphere.
    What I dislike most are no food shops, many kids.
    P.S. if you find some good second hand house in this village, this project has good quality material comparing with the latest Casa Ville projects.

ตอนนี้หลายๆคนก็สนใจจะขยับขยายหาบ้านใหม่ โดยที่ตอนนี้คงมองเรื่องการเดินทางเป็นสำคัญเพราะว่าราคาน้ำมันขึ้นเอาๆ สำหรับหลายทำเลที่น่าสนใจก้มีด้านตะวันวันออกที่เชื่อมต่อไปยังสนามบินสุวรรณภูมิได้อย่างสะดวก โครงการบ้านการเมืองชื่อนี้เป็นหมู่บ้านของ Asian Property ซึ่งเป็นผู้ประกอบการมีโครงการที่ทำมาค่อนข้างเยอะ ถ้าใครกำลังมองหาทาวน์โฮมสวยๆทำเลดีๆ สักแห่ง ลองพิจารณาดูที่นี่ดูสักหน่อยอาจจะช่วยให้มีตัวเลือกมากขึ้น

ทำเลที่ตั้ง ตำแหน่งของที่ตั้งโครงการต้องบอกว่าอยู่ในแนวที่มีศักยภาพสูงเนื่องจากสามารถเดินทางได้สะดวกรอบทิศทาง โดยโครงการตั้งอยู่ในซอยหมู่บ้านนักกีฬาหรือกรุงเทพกรีฑา ทำให้สามารถเดินทางเชื่อมต่อออกไปยังวงแหวนรอบนอกหรือจะเข้าเมืองด้วยมอร์เตอร์เวย์ก็สะดวก แถมแป๊บเดียวก็สามารถขึ้นทางด่วนได้แล้ว โดยสรุปถนนหลักที่สามารถเชื่อมต่อได้ก็จะประกอบไปด้วย

  • วงแหวนตะวันออก (ไปอยุธยาหรือบางนาก็ได้ แถมตอนนี้ยังวงแหวนเสร็จครบรอบแล้วด้วย)

  • ส่วนถนนอื่นๆที่เดินทางได้สะดวกก็มี ศรีนครินทร์ พัฒนาการ สุขาภิบาล1,2,3 และลาดพร้าว

ราคาขาย ราคาที่เสนอขายช่วงโปรโมชั่นจะอยู่ที่ 2.99 สำหรับแปลงที่จัดไว้ให้ โดยที่ข้อดีของโครงการนี้คือแถมเฟอร์นิเจอร์บิลท์อินทั้งหลัง เรียกได้ว่าพร้อมหิ้วกระเป๋าเข้าไปอยู่ได้เลย ซึ่งคาดว่าแปลงโปรโมชั่นคงจะอยู่อีกไม่นาน ดังนั้นราคาขายต่อไปคงจะอยู่ที่ราคาเกิน 3 ล้าน

ตัวบ้าน เป็นลักษณะทาวน์โฮม 3 ชั้น โดยที่มีหน้ากว้าง 4 และ 5 เมตร โดยที่เลย์เอาท์จะมีสองแบบย่อยให้เลือกอีก แบบย่อยที่ว่าคือเป็นแบบที่มีพื้นที่โล่งในชั้นไหนมากขึ้น ถ้าเป็นแบบโล่งชั้น 3 ก็จะให้ห้องนอนเป็นห้องนอนใหญ่แบบเพ็นท์เฮาส์ ลองนึกถึงโครงการ the terrace จะคล้ายๆแบบนั้น แต่ถ้าเป็นแบบโล่งชั้น 2 ก็จะได้อารมณ์พื้นที่นั่งเล่นของครอบครัวสำหรับดูหนังฟังเพลงอะไรก็ว่าไป

สิ่งที่เราชอบของโครงการนี้

  • ทำเลที่ตั้ง มีศักยภาพในการโตอีกมาก เดินทางสะดวกสำหรับคนที่มีรถยนต์ส่วนตัว
  • ราคาในช่วงโปรโมชั่นที่ค่อนข้างน่าสนใจ
  • บ้านพร้อมเฟอร์นิเจอร์ทั้งหลัง
  • ผู้ประกอบการน่าเชื่อถือ (AP เป็นบริษัทมหาชน)

สิ่งที่เราไม่ค่อยชอบของโครงการนี้

  • รถโดยสารประจำทางมีจำกัด มีแค่สาย 93 สายเดียว ดังนั้นถ้าใครไม่มีรถค่อนข้างเดินทางหลายต่อหน่อย
  • ซอยนี้เวลาหน้าฝน ถ้าตกหนักมากๆ น้ำท่วมน่ากลัวทีเดียว แต่อนาคตแว่วๆว่าจะมีโครงการขยายถนน
  • ราคาขนาดนี้ยังมีอีกหลายตัวเลือกให้เปรียบเทียบ
  • ผังของโครงการ หลังมุมอาจจะไม่ค่อยเป็นส่วนตัวอย่างที่ต้องการเท่าไหร่
